AI Takeoff Software: A Week of Measuring in Ten Minutes
AI takeoff software turns plans into quantities and a draft estimate in minutes, so your estimator spends the week on sales, not measuring.

Your estimator is one of the most valuable people in the business, and most of their week goes on measuring. A set of plans lands, the scale ruler comes out, and days later you find out whether the job was even worth quoting. Meanwhile nobody is calling back the builder who asked about the next one.
Short answer: AI takeoff software reads construction plans, extracts the rooms, areas and quantities, checks them against each other and drafts a costed estimate for a person to review. It does not replace your estimator. It takes the measuring off their desk, so the same person turns around far more quotes and spends the time they get back on sales, follow-ups and finding more work.
What does AI takeoff software actually do?
It does the measuring part of a takeoff, then hands the result to a person. For Logic Building Co we built an agentic AI estimator that works in three steps:
- Read. It reads the construction plans and extracts every room, area and quantity a takeoff needs, across units and floors.
- Check. Reasoning steps check the extracted measurements against each other, so a misread wall does not silently become a wrong quote.
- Estimate. It turns those quantities into a costed estimate, ready for a human to review and send rather than build from scratch.

How much time does an AI takeoff save?
For Logic, the difference is days. Logic's team used to spend about a week on a takeoff for a multi-unit or multi-floor job, and about half a day on a single unit. With the AI estimator, each now takes about ten minutes.
| Takeoff | Before | With the AI estimator |
|---|---|---|
| Multi-unit or multi-floor job | About a week | About ten minutes |
| Single unit | About half a day | About ten minutes |

The real change is not the minutes saved on one job. It is that every prospective job now gets a measured takeoff and a draft estimate before anyone picks up a scale ruler, including the ones that would never have been worth a week of someone's time.
Does AI takeoff software replace the estimator?
No. It changes what the estimator spends their day on. The measuring was never the valuable part of the job: knowing the builder, reading the risk in a set of plans, pricing what the plans do not show, and deciding which jobs to chase is. AI takes the measuring; the person keeps the judgement.
At Logic, the AI drafts the estimate and a person reviews it before it goes anywhere. That is how it should work anywhere money is involved: the AI does the volume, a human signs off.

What does an estimator do with the time back?
Sell. An estimator who is not buried in takeoffs can do the work that actually brings jobs in:
- Quote more jobs. When a takeoff costs ten minutes instead of a week, you can afford to price the long shots, the tenders and the jobs you used to let go.
- Quote faster. The first credible number often wins. A draft estimate the same day puts you ahead of a competitor still measuring.
- Follow up. Call back the builders and developers who received a quote last week, find out what is holding them up, and adjust.
- Find more work. Build relationships with the builders, architects and developers who send plans, and go looking for the next job instead of waiting for it.
- Check the risky ones properly. Spend the time on the site visit and the hard questions for the jobs that matter, rather than on measuring the ones that do not.
The same person, with the same skills, becomes a salesperson who can also price, instead of a measurer who occasionally gets to sell.
Off-the-shelf AI takeoff or a custom estimator?
Start with the off-the-shelf option if it fits. Estimating software for builders now includes AI help: Buildxact's assistant, Blu, has a takeoff assistant for scaling and measuring plans, which we cover in Buildxact or AI automation for Melbourne builders. If your jobs are standard, your cost data fits the software and your team already lives in it, that is the cheaper route. Check their current pricing.
A custom AI estimator earns its keep when:
- your jobs are multi-unit or multi-floor, where a takeoff takes days rather than hours;
- your measuring method, rates or cost data do not fit an off-the-shelf tool;
- you want a measured takeoff and draft estimate on every prospect before deciding whether to quote at all;
- you want the output in your own format, feeding your own spreadsheet or system.

What does a custom AI takeoff build look like?
It starts with your plans and your estimate. We look at a few real jobs, the way you measure and the way you price, then build an estimator that reads your kind of plans and produces your kind of estimate. Every project is fixed price, agreed in writing before we start; most builds ship in two to four weeks, and larger ones get a fixed timeline up front.
Running costs are small: hosting is usually under $50 a month, and AI usage typically $20 to $200 a month depending on how many plans you put through it. You own the code, and bug fixes on anything we built are included after launch. If you are in Melbourne, our custom software for Melbourne businesses page covers what else we build; elsewhere in Australia we deliver remotely.
Frequently asked questions
How accurate is AI takeoff software?
It depends on the plans and on the checks built around it. Logic's estimator checks the extracted measurements against each other, so a misread wall is caught rather than carried into the quote, and a person reviews every estimate before it is sent. Treat the AI's output as a fast, checked first draft, not a final price.
Will AI takeoff software replace my estimator?
No. It replaces the measuring, which is the slowest and least valuable part of the role. The estimator keeps the judgement, the pricing of risk and the relationships, and gets their week back to quote more jobs and chase more work.
What plans can an AI takeoff tool read?
It reads the construction plans you already receive, extracting rooms, areas and quantities across units and floors. A custom build is set up around the kind of plans and drawings your jobs come with, which is part of the first conversation.
How long does a takeoff take with AI?
For Logic Building Co, about ten minutes, for both single units and multi-unit or multi-floor jobs. Before the AI estimator, those took about half a day and about a week respectively.

Send us a set of plans and the estimate you produced from them. We will look at how you measure and price, and come back with a fixed price for an estimator built around it. Book a free AI workflow audit; the audit fee comes off the first project.
